Dilapidation Inspections

Dilapidation Survey Reports are now an important part of the construction or demolition process.

Dilapidation Building Report, sometimes known as Property Condition Reports is an inspection with a written report, which includes photographs of a building or property that is undertaken prior to construction works commencing on an adjoining property.

The proposed works can include a new unit building house, factory, office block etc. (particularly if there are underground garages), and alterations to a retaining wall, demolition, underground tunneling or road works.

Councils usually request a Dilapidation Report prior to starting construction on commercial and domestic sites. Bonds taken can be returned in completion of construction if the outside of a building site such as pathways, kerbing, drainage, road and any other conditions of surrounding Council property are not damaged.

Dilapidation Report is a report on the condition of a property at a given point in time. It records any existing damage, and the state of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition.

These reports are normally carried out on nearby properties both before work begins, and after it’s finished. Comparing the two reports offers a clear picture of any damage that might have occurred as a result of building, excavation or demolition work.

Hand-over Inspections

 

When you are getting your new home built, renovating your existing home or you are building an investment property, a Handover Inspection or Defects Inspection at Practical Completion is a most important independent building inspection to have carried out.

You will have peace of mind knowing your new home has been checked for quality and finish, and that any defects have been picked up before you pay the final payment and take possession of the new property.

Because a new home or investment property is such a large investment you will want to look for an inspector who is highly experienced and fully qualified and licensed to conduct handover inspections. You will want an inspector who is licensed as a Builder, with decades of experience and will provide you with a written inspection report noting the quality and condition of all aspects of the finished property, including defects, incomplete work and other issues. Your Handover Report is a document which includes:

  • relevant photos;
  • summary of the inspector’s findings, namely the defects list.

Defects are listed in the report under the various trades responsible for rectification.  This is issued in an easy to read format which is sent to you by email the same day as the inspection.

If necessary we can also liaise with the builder on your behalf in regard to rectification of the defects or any items in dispute.

If necessary your report can be used as a legal document in the unfortunate case of a building dispute.
